Basically, anyone with credit that is not utterly horrible can get pre-qualified for a loan, but all that can change once you go in to fill out the paperwork. A detailed credit history search or some other problem that was not discovered in the pre-qualification process can turn up something that leaves you inapplicable for the loan. Another important thing to watch out for when applying for a loan is the interest percentage rate: too high and it is no good. The higher the interest rate, the more money you pay to the bank instead of towards paying off your loan.

Once you have a loan secured through a bank, it is time to update your Realtor as to how much the loan is for, a.k.a what your spending limit is, and what exactly in a house you are looking for. From here, she can match you with a house based on a variety of different aspects. For instance, if you really liked a neighborhood you got lost in one day, your Realtor should be able to find a house in or around that area to show you. Or perhaps you want to be closer to your child's school. Your Realtor will be able to help you find something there too. Say you just want a house with a garage, a big backyard for your dogs, and a swimming pool; your Realtor can search houses by desired aspects for you as well.

Before settling with one house, remember this is a big decision and you should look around to find the one that suits your personality and desires the best. Once you have firmly decided on a house, let your Realtor know and she will begin the negotiations. Usually what happens is the Realtor offers the seller or seller's agent the final price that the buyer is willing to pay, along with some cash as a sort of "down payment" to show the seller you are serious about buying the house. Then, negotiaton is done until every one agrees on one price. Once this step is completed, carefully re-read the paperwork before signing the agreement. Once your signature is added and a few more pieces of paperwork are completed, you can start moving into your new house.

First Time Homebuyer Credit

Great news for first time homebuyers; purchase a home now and take advantage of the new new tax credit of up to $8,000.

 

The American Recovery and Reinvestment Act of 2009 allows a tax credit for first time homebuyers. This law applies to this year (2009) only so act now! If you purchase a Lexington Ky home between now and November 30, 2009 you may be eligible to receive a tax credit for 10% of the purchase price of the home up to $8,000.

Some important points of the program to mention are:

 

- Any individual (and if married, their spouse) who has had no ownership interest in a home during the last three years is eligible.

- Full credit for single taxpayers with incomes up to $75,000 ($150,000 on a joint tax return) partial credit for incomes up to $95,000 ($170,000 joint tax return)

- Available only for the purchase of a single family home that will be used as a principal residence

- If the home is sold before three years, the first time homebuyer (now the seller) must pay the IRS the entire amount of the tax credit at closing.

You may have heard the term Private Mortgage Insurance (PMI) when looking to finance your Lexington Ky home.  What is PMI, and how do you know when you need to purchase it?  The answer can be hard to find among all the real estate jargon you’re hearing lately.  Here is the short version of what you need to know about it:

What Is Private Mortgage Insurance?

PMI is an extra insurance required by some lenders to offset their risk of you defaulting on your home loan.  When you put down less than 20 percent of the real estate’s value, your lender may tell you that you have to buy PMI.  It is usually added into your monthly mortgage payment until the equity in your Lexington Ky property reaches 20 percent.

Under the current law, the PMI will be canceled automatically at 22 percent equity, if you are current on your payments.  If you aren’t current, the lender does not have to cancel the insurance because the loan is high-risk.  After getting caught up on your payments, the PMI will be cancelled.  Any money that you have overpaid must be refunded to you within 45 days.

What If Your Lexington Ky Homes Increases In Value?

With a conventional loan, it may take as many as 15 years of a 30-year loan to pay down 20 percent.  But, if property values in your area rise, you might be able to cancel the PMI sooner.

Landscaping

You’ll want to trim the bushes and rake the leaves to make the house seem more inviting. It is also preferable to lay down fresh mulch and if you have a few problem places in your yard cover them with new sod.

If your wood porch or deck is looking a little run down, buy a couple of cans of outdoor stain’n’seal and give it a few coats.  It will instantly brighten up the front of your house.

Your Home’s Interior

* Bathroom:  If your tub has seen better days, have it resurfaced.  Or, if you're handy, you can resurface your bathtub yourself.

* Kitchen: The kitchen might also benefit from sprucing up.  Do not gut renovate your kitchen.  Today's real estate market won't give you back the money you'll spend to do this.  Instead, refinish the cabinets and install new handles.  You could also put in a new backsplash, if needed.

A good way to save money in your Lexington, Kentucky homes is to improve your home’s energy efficiency.  You can save four to nine percent a year on water heating costs by installing a water heater jacket.  They’re quick and easy to install, here’s how:

Prepare to Shop


Before you go shopping, make sure you know if your water heater is gas or electric.  The access panels and materials can be different between the two.  The installation of a water heater jacket on a gas heater is more difficult.  You may want to have a professional do the installation on a gas water heater.

Write down your water heater model number.  Most water heater jackets list the compatible water heater models on the packaging.  Choose a jacket with a value of  R-8

Installation


Before beginning, shut the water heater off.

Water heater jackets are pre-cut to make it easier to install in Lexington, Kentucky homes.  Take off the packaging and separate the pre-cut pieces.  You should have a top, body and belts.  You’ll need to have plenty of duct tape on hand, too. 

Shape the top of the water heater jacket to fit the model.  Cut around the pipes that enter the water heater, and then tape the areas closed to form a good seal. Tape the edges of the top down to the sides of the water heater.

Wrap the body of the water heater jacket around the heater.  Have the belts ready to go around the jacket.   Make sure you don't put them on too tight.  The belts shouldn’t push down on the insulation more than a quarter of its width.
 
You’ll need to mark the area of the access plate. Carefully outline it and then cut the insulation out.  Tape around the edges of the cut to prevent fraying of the insulation.  Take care not to set the water heater above 130 degrees; it can cause the wiring to melt under the water heater jacket.

 If you are having trouble making the payments on your Lexington, Kentucky real estate mortgage, you may be worried about foreclosure.  You don’t have to have foreclosure on your credit record for the next ten years.  Your lender may accept a deed-in-lieu and protect your credit rating, or you may be able to get the lender’s approval for a short sale of your property.
 


What Is A Short Sale?


A short sale refers to the lender accepting a discounted payoff amount, or accepting less money than due to satisfy the loan.  Not all lenders will agree to a short sale.  Here are some tips on how to get approved for a short sale.

Call Your Lender


Explain to your lender why you are unable to make the payments and why you should be allowed to have a short sale for your Lexington, Kentucky real estate.  You may be asked to submit documentation of your financial difficulties, including bank statements and tax papers. Whatever you do, don’t fail to act. If you fail to take action matters will get worse!

Send In Documentation


The lender may request that you send in proof of your income and
assets.  They’ll want to know if you have any money in a savings account or a money market account.  You’ll have to tell them if you have any stocks, bonds or any other real estate that could be liquidated to pay off your debt.

Once you have approval to hold a short sale, you’ll still need to submit more paperwork to the lender.  You can ask your real estate agent to fill out the preliminary net sheet that the lender requires.  This form will show what you expect to sell the house for and what the net profit will be after all loans are paid off.

After you find a buyer, mail in a form showing the offer and a copy of the listing agreement.  The lender still has the option to refuse to approve the sale if the terms don’t meet their requirements.

So your New Year’s Resolution is to get your Lexington, Kentucky home clutter free; it can seem like a daunting process.  However, if you follow these few suggestions, you'll be on your way to keeping your New Year’s Resolution.

Work in Small Bits of Time


It’s best to break the project down into pieces.  You could work as little as fifteen minutes at a time or up to a few hours, if you prefer.  Just be sure to pick a time frame that doesn’t overwhelm you.  Set a timer to make sure you quit when the time is up.  Here's a great online

Pick a Room


Choose one room to start in. Believe me; keep the chaos contained in one area. It doesn’t have to be the messiest room, just one you think you can handle. Look for a shelf or closet that needs sorting, and don't forget to look under your bed. If the whole room is in need of de-cluttering, start in corner farthest from the door.

Gather Supplies


Wait!  Don't just dive in.  Before you’re ready to start sorting through your Lexington, Kentucky home, you’ll need to find a couple of
boxes and trash bags. The first thing you’ll want to do is order a copy of your credit report  from the three major credit bureaus:  Experian, TransUnion, and Equifax. It is now a law to your benefit that you can get one free credit report per year. Once you get it, look for inaccuracies in:

* Name
* Address
* Creditors
* Late payments
* Delinquencies

After you’ve reviewed your credit report and know your credit score, you’re ready to make improvements to your report.  You can send a written “Notice of Correction” to the credit bureaus.  It can be up to 200 words.  If needed, you can explain why you fell behind on a particular debt, and every time a lender accesses the report, they’ll see your explanation.

It can take several months to for your credit score to go up.  However, it's well worth the effort to get a better interest rate.  It can save you thousands on your Lexington, Kentucky real estate.

What’s Next?


Before you start looking at properties, it’s a good idea to get a pre-approval  letter from a lender.  The lender will take into consideration your income and credit history.  Then they’ll determine what loan amount you can be approved for.
